Step 1: Pre-Approval

A pre-approval is better than a pre-qualification because it’s a more in-depth review of your finances, including verification of your income, credit, and assets. While a pre-qualification is just an estimate based on self-reported information, a pre-approval shows sellers you’re a serious buyer with financing likely secured, making your offer stronger.This also helps you understand your budget, and streamlines the homebuying process. We will supply a pre-approval to you and your agent.

Step 2: Pre-Scrub Phase

Need a loan package as clean and clear as the 'new moon' night sky? This crucial pre-underwriting phase of loan processing ensures the lender/underwriter receives a clean loan package, free of any potential issues, BEFORE, the application is officially submitted to underwriting.


Step 3: Initial Disclosures and Appraisal Order

Mortgage initial disclosures are an essential part of the loan process, where you receive important information about your loan terms and costs. During this phase, you'll have the opportunity to review the loan numbers, including the interest rate, monthly payments, and any associated fees. It's important to understand that by signing these documents, you are not committing to anything or obligated to move forward with the loan. Instead, you're simply indicating your intent to proceed with the loan process. This is also the stage where the appraisal may be ordered, if applicable, to assess the property's value as part of the loan approval process.

Step 4: Underwriting Phase

The underwriting process is a moment of balance and transition, where clarity unfolds like the moon emerging from shadow. In this phase the underwiter will review your various documents and verify everything is correct and accurate. Our team of experiance processors will work with you directly to satisfy any conditions that need to be met prior to closing.We collect all of the items needed to get your 'clear to close' in a timely and efficient manner, always ready for the final phase of your loan's evolution toward completion.

Step 5: Closing & Funding Phase

The closing and funding process is the final step in securing your mortgage loan. During closing, you'll sign all necessary documents, including the loan agreement, and review the final details of your loan. Once everything is signed, the lender will fund the loan, meaning the money will be transferred to pay off the seller or any existing liens on the property. After the funds are disbursed, the transaction is complete, and you officially become the owner of the property. This is when you’ll receive the keys and can move forward with your new home. We usually offer same-day funding, though this may not be available in every situation. For refinances, there is typically a 3-day rescission period before funding can occur.
